(Not so) Splendido


This gigantic senior living facility is located in Rancho Vistoso, amidst single-family homes, casitas and condos.
It appears Oro Valley failed to take into consideration that the tallest buildings stand on a hill, thus ruining the views for others.

The facility obscures the mountain view for homes on the other side of the complex. This building facade is not very interesting - kind of all one flat line.

The largest, tallest building is huge and looms over everything else. It resembles a “project” or low-income building that you would expect to find in the downtown area of a large city: not in Oro Valley!
We have no problem with having senior living facilities in Oro Valley. We have a problem with giant scale buildings that violate the sensibilities of their neighbors.

What recourse does a property owner have? I don't know if
the many people who own homes across the way from Splendido
paid extra for a view or not, but I would bet they probably would
like to be compensated for the
irreplaceable loss of view.
Does the Town ever protect it's residents?

Being a newer resident of Oro Valley, I am beginning to see that Oro Valley officials do not care about the wishes of the residents. They are overdeveloping the area as fast as they can.
Splendido is the worst example, so far. But wait until NCH's 39 Tuscan style condos are built on less than 2 acres of land along Rancho Vistoso across from Stone Canyon entrance. This development will be sandwiched on land at the entrance to Monterey at Vistoso. The 80 or so new residents will share the entrance with Monterey homeowners. The town officials are fine with all this traffic trying to get out onto Rancho Vistoso while many children are in the same spot waiting to get on or off the school bus.
The Cremetoriam is another example of lack of concern for residents' feelings.
And, the most absurd one yet is the Walmart Supercenter as an anchor for our"upscale" shopping center. I believe from what I've seen that the only thing a resident can do is move.

"violates the sensibilities of their neighbors"? We need to get used to the idea of building up instead of out. If there's anything worse than an inhibited view of the mountainside, it's urban sprawl and the associated traffic and pollution.

Prior to moving to Rancho Vistoso we checked out the Dove Mountain area, we decided on Rancho Vistoso. We fell for that Master Planned Community pr put forth by the builders . Who and what is this Master Planned community for? In hindsight, Dove Mountain is doing a nice job compared to what has happened to Rancho Vistoso. If you live in one of the really nice upscale subdivisions like Stone Canyon or Honey Bee, you matter to the developer the rest of us can eat cake is their attitude.

First voters approve to pay a developer 23+ of our sales tax revenue, then Splendido, the so called Big House condo project being build on what previously was a property owned by a church and due to some fancy sales work now turns into another ill conceived project! Now we get the crematorium. What next?
I still can not understand how people here in OV would trust a developer over fellow citizens.

Since we already have urban sprawl here in Oro
Valley why add to the problem, why keep building, regardless if the building goes up, down, out or sideways?
Why keep building with poor planning it only adds to the traffic and pollution.

Rancho Vistoso , where it was lovely only a few years ago could be heading towards being Rancho Dumpo, a place for the buildings and projects that other neighborhoods would not settle for!!!!!!
