Oro Valley Planning Director Endorses Miller Ranch Rezoning. Shame On Her!

An April 15 Explorer article discusses the proposal by the developer of The Old Miller Ranch property near La Canada & Tangerine. In a recent posting we said we believe the developer has self-serving needs that are NOT in the best interests of the residential neighbors. See---

This item is scheduled for the April 15 Council meeting, but we've been advised the developer is now asking for a continuance. Whether the council sees fit to grant that request is debatable.

What is NOT debatable is the position of the Oro Valley Planning Director, Sarah More. Ms. More supports the developer, whereas two people whose opinion we respect---Council Member Bill Garner & P & Z Member, Bill Adler feel as we do.

Ms. More ought to understand she is an Oro Valley employee and NOT a spokesperson for the developers!

I have to admit that I am confused about the static of rezoning the wash.

To clarify:
The wash is currently zoned low density residential… how is low density residential applicable to a wash? The developer wants to rezone the “…sliver of land…” to Parks and Open Space which would create an attractive recreational area for the residents of Oro Valley to enjoy. The Explorer article mentions a 15 foot setback away from the wash; wouldn’t that setback be used for making it look better than it is now? Personally I have walked my dog on similar wash walkways in Tucson and I think they are great. They provide an area for me to enjoy Arizona without worrying about passing cars wiping me out.

After reading the Explorer article I drove out to “Miller Ranch” and looked at the wash. It looks pretty bad as is. Buffel grass is overtaking the wash and there are few trees. It looks like there are four or five roads running THROUGH the wash and it needs a lot of work. I think as long as the developer is required to redo the wash and bring it to town standards then by all means rezone the sucker; with a pedestrian/bike path please!

Low-density residential requires larger setbacks on adjacent properties. Rezoning to Parks and Open Space would not do anything to "create an attractive recreational area for the residents of Oro Valley to enjoy." The developer has already been required to restore the wash after ranching destroyed it. There was no plan to put in a walkway; only plans to put buildings closer to the wash.

The Council did the right thing.
