Look out! The WLB Group will be having a meeting with neighbors in The Hopi Room at Town Hall on May 1 @ 6:00PM. They are seeking a major amendment to the General Plan.
The area of concern is the 271 acre Kai property on the east side of First Ave. between
Lambert Lane and Tangerine Road. It is extends north and south of Palisades Road, which is the only access road for thousands of neighbors.
A General Plan Amendment would be necessary to allow for all kinds of commercial entities in what is now a predominately residential area.
If you have any concerns, you should consider attending this meeting.

Hope the request is denied. Oro Valley is becoming like a lot like some area's of Tucson. Residential neighborhoods surrounded by sprawl and ugly strip centers and of course the crime follows. People moved here to be surrounded by desert and peace, well a lot of us did.
Note how the area of Tangerine and Rancho Vistoso is getting more and more congested. Wait until the mother of all junk stores opens then picture thousands and thousands of additional cars . Who benefits?
People don't trust what the developer tells you. Recall the developer who recently told the council and neighboring homeowners that he raised the height of his proposed building, and thought it was no big deal. The developers don't think the rules apply to them. Will the council have the courage to just say NO!!

Growth and development are inevitable in Oro Valley.
Just voting "no" is not the always a good answer to this.
Some alternatives and some control are important.
Lets see what they have to say before we vote.

Yes you are right, growth and development are inevitable in OV. But at what cost to the citizens that already live here and have invested their live's savings to be here.
let the growth be controlled by OV and her citizens, not the other way around. Growth for growths sake is asking for problems.
Unfortunately we the citizens don't get a vote on this but the council does.

Las time I looked, everyone is entitled to be heard, even developers.
If not for development, we would all still be driving to Ina & Oracle to shop for groceries.
I though that "just say NO" was Paula Abbott's prerogative.
How were the citizens affected by this possible major change to the general plan amendment notified of this meeting .....well we weren't!
The developer was only "required" to mail out meeting notices to those within a limited distance of this proposed development.
One needs to look at the history behind this property to fully understand this issue and why so many citizens are upset.
The meeting on May 1st should be very interesting now that the word is out.
Yes, the "people affected" are those within 300 feet of the immense project. Usually the Town mails postcards to those addresses, but gets the zip code or something wrong so it's never delivered.
That's okay, the Town will publish their developer's destructive plans in the DAILY TERRITORIAL, that nobody here reads.
Then, let's see, they can get a smelter, a slaughterhouse, a halfway home for some rehab problem, and a few really ugly developments to devalue the neighborhood next door.
I'm not cynical....I have the experiences to prove I know what has happened to Oro Valley and Rancho Vistoso. Do we need another crematorium or 36' tall industrial building, a dumpster, "The Mall of China"???
Maybe we could move the crematorium down near Lambert closer to Hizzoner?

You say developers have a right to be heard and if it weren't for development we'd all be driving a long way for groceries, etc.
(1) The reason so many of us are so fed up with developers is because their M.O is to rape the land, kill or displace all the wildlife, and destroy our views and property values. They care nothing about people or wildlife. They're all out to make a buck at the expense of everyone and everything else!
(2) I've asked this question many times and NEVER get a response. Why do people move to an out of the way place and then immediately start complaining that everything is too far away? If you want convenience, go live in the city. Those of us who moved here to be surrounded by the beauty of nature are damn well entitled to stand up to every greedy developer who waltzes into OUR town and sets out to destroy it. Developers are entitled to be heard? So are we!!!
(3) Another reason some of us despise developers is because they purchase land that is zoned for 1 home per 3 acres and then try to have it rezoned to 6 homes per acre. So someone buys a home knowing that the land across the street from them is zoned for 1 home per 3 acres and a couple of years later some greedy developer gets it rezoned to 6 homes per acre. Your view is gone, your peace and quiet is gone, your property value declines drastically.
The rights of the citizens who LIVE here and PAY TAXES here should supercede the "rights" of developers.
